Coldwell Banker Buyer Bonus Event ● CA State Tax Credit ● Open House Event
With the expiration of the Federal First Time Home Buyer Tax Credit quickly approaching, Coldwell Banker decided to step up and offer some support to keep the momentum of home sales moving forward! From May 1st through July 31st, 2010 Coldwell Banker will be investing in support of a nationwide campaign, the Coldwell Banker Buyer Bonus Event. This exclusive program may be a substitute to home buyers or a so-called extension of the Home Buyer Tax Credit without all of the eligibility and qualification restrictions. This is meant to re-energize qualified first-time home buyers who missed out on the Federal Tax Credit and incentivize a new, broader home buyer audience who failed to qualify for the Federal Tax Credit.
Participating home sellers will be providing a credit to buyers in the amount of 3% of the sales price, up to $8,000. Qualified loan applicants will receive another $350 credit toward loan fees when utilizing Coldwell Banker Mortgage.
In addition to this incredible Buyer Bonus Event, the State of California has decided to keep the housing market moving forward in full force too! Effective May 1st through January 1, 2011 a tax credit will be available for qualified first time home buyers and purchasers of new construction in the state of California. These tax credits are 5% of the sales price up to $10,000. Taxpayers must apply the total tax credit in equal amounts over 3 successive tax years (maximum $3,333 per year) beginning with the tax year in which the home is purchased.
There are $100 million in funds allocated to both the First Time Buyer Credit and the New Home Credit. The funds are being allocated on a first-come, first-served basis. Once the funds have run out, the program will end. Home buyers will be able to take advantage of only one of these tax credits. If a home buyer qualifies for both the New Home and the First Time Buyer Credit, the credit will be applied to the New Home Credit.
To kick off both of these exciting new incentives for our home buyers and sellers, Coldwell Banker Grass Roots Realty will be conducting a giant Spring Open House Event! You can stop by all participating homes on Saturday and Sunday, May 15th and 16th from 11 am to 3 pm. We will publish a list of all homes open that weekend along with directions to each home. Our offices will be open both days and our team of sales associates will be able to guide you to the home of your liking and provide any information you may need to start your home buying process. Our Coldwell Banker Mortgage Representative, Leah Courant, will be available for loan pre-qualifications as well.
